The team worked closely with the City of Austin to obtain the variances needed to develop within the flood plain of Shoal Creek. This unique project called for an engineering, architectural and construction team that could not only push the creative envelope, but work with local government agencies to gain approval for the project.

 

Bury was selected to plan, design and permit the Austin City Lofts site. This included all site related approvals/permits, rezoning, variances, and coordination with adjoining landowners and government agencies. The project required development of the 14-story building with street level lease space, an interior parking garage, flood plain mitigation/management, and imaginative landscaping on a 0.8-acre urban tract in downtown Austin. Specific site design goals included: use creative and innovative engineering technology and design, meet all current regulations criteria while reducing the impact on adjacent Shoal Creek, reduce impervious cover below the existing level, promote water conservation through xeriscape, coordinate with City's stream bank stabilization project downstream to the site, create a model of development in a sensitive environment.
