The project consisted of negotiating with seven different land owners, preparing seven title surveys and extensive assistance in the sales documentation process. The design phase required detailed plans, which would permit the incremental construction of a new HEB and portions of the new strip center on the vacant land, while systematically demolishing portions of the existing center, relocating existing tenants, while keeping three tenants and the existing HEB and Walgreen's operational. The project was further complicated by the mixture of designing the new center to current drainage regulations while preserving the developments existing runoff features. The project also required public water and sewer extensions using the MUD District's stringent public bid and reimbursement agreement process. Numerous meetings were conducted with City and County agencies for commercial plating approval and off-site traffic striping and site access enhancement.
