Simon began the project in the City of Georgetown's transition stage from the old to the new development ordinances. The project was one of the first developments to be developed under the new development ordinance for the City and is one of the largest commercial developments in Georgetown.
One major design challenge was incorporating the large number of Oak trees into the design of the site. The 100-acre site has two large wet ponds that serve both as amenities and water quality features. This project also dedicates approximately 17-acres of parkland along the San Gabriel River.
