The Mueller site is located three miles northeast of downtown Austin. The mixed-use redevelopment plan calls for over 4,000 new dwellings including small lot single-family homes, townhouses, live-work lofts, apartments and condominiums. Retail, dining and entertainment centers will be distributed throughout the community with a particular emphasis on the Town Center. Other amenities included at Mueller are the new state-of-the-art Dell Children's Medical Center of Central Texas, commercial office space, a mixed-use employment center and approximately 160-acres of public parks and open spaces connected to an extensive hike/bike trail system.
 
Significant infrastructure improvements are necessary to allow for Mueller's transformation from airport and industrial uses to a mixed-use urban community. Existing utilities and infrastructure will not be sufficient to accommodate the significant changes in the Redevelopment/Reuse Plan. Proposed upgrades are planned to the roads, water, wastewater and reclaimed water infrastructure both within the project site and in some of the surrounding neighborhoods. On-site drainage will be accommodated using a system of combination wet/detention ponds to achieve water quality objectives, reduce the potential for downstream flooding and creek bank erosion, and to contribute to the recreational and visual amenities of the community.
